Here is a breakdown of the month of May statistics. Overall, a pretty good month in general, here is my comments:
CITY OF BARRIE
The active number of listings on the market finished out simular to April but NEW LISTINGS were up 11.5% at 428. To balance that, SOLDS were up 16% over April to 292. Average sale took a big jump by 7.5% over April and currently sits at $255,631 which is a modest 1.44% down from 2008 numbers. The city of Barrie saw the second month of a SELLERS market in a row and remains in a strong BALANCED market position
ESSA
New listings to the market was stable but SOLDS were up 87% over April to 43. Average sale was down in comparison to April but is one of the few areas that is still up over 2008 numbers and currently sits at $254,384 or 3% higher than 2008's average sale price. Essa saw its first SELLERS market for 2009 and currently sits in a BALANCED market position
INNISFIL
This is an area to watch closely over the next months to come as it continues to struggle on the resale side. There was 111 NEW LISTINGS to the market which is 46% higher than April but SOLDS were down 25% over April. The AVERAGE SALE PRICE was positive over the month of April but still remains 7% down over 2008 numbers which is a number that has to be considered when performing CMA's and appraisals. Days on Market is another area of concern as it sits at 68 days or 15% higher. Innisfil saw a BUYERS market for May after seeing a sellers market for April and currently sits deep in a BUYERS market position.
ORO-MEDONTE
This is the second troubling area of concern and one to watch. There was 53 NEW LISTINGS to market or 43% higher than April. No balancing this on the SOLDS as they were down 28% to only 15 for May. The positive is that the average sale was well up for the month over April and sits at $472,950 or 5.5% over 2008's average sale price. Days on the market was down for the month but still remains at 94 days or 27% higher. Oro's only Buyers market position was the month of April where for the remaining months of 2009 have been in a SELLERS position and currently sit deep in a SELLERS market for 2009.
SPRINGWATER
NEW LISTINGS accumulated to 70 which was 75% higher than the month of April. Balancing that was the SOLDS which were up 50% over April to a total of 30. Average Sale Price was way up over the month of April and overall for 2009 is a modest 1.22% down and currently sits at $350,070. Days on the market is down to 75 days and is one of the few areas that has shown a drop in this category. Springwater saw its second BALANCED market in a row but does currently sit deep in a BUYERS market position for the year.
OVERALL
When we look at all the selling areas (Barrie, Essa, Innisfil, Oro and Springwater), we see very simular percentages to the City of Barrie. New Listings were up for a total of 592 of 21% over April numbers but were somewhat balanced in the SOLDS category as they were up 54 units or 15%. The average sale price took a large leap by 9.47% over April and sits at $266,198 or 1.65% down from 2008 numbers which is a modest decrease. Overall, the month of May saw a SELLERS market and currently for the year sits in a BALANCED market. Areas that feature higher price points such as Springwater and Oro continue to have some challenges where Innisfil's struggles may fall directly to the competition in the new home building side and the mass amounts of new home builders in the area. |
